Insurance broker Jeff Krommendyk from Security First Insurance will teach us how to protect ourselves and our clients.

The fires in Boulder County have made homeowners, including me, re-think the danger our homes face from wildfires. Having grown up on a farm I witnessed many grass fires and I never saw one get hot enough to burn a home. So, I thought our homes would be safe. I was wrong. Even our home in the Ken Caryl area that is not in the Wildland-Urban Interface only because of C-470 makes me pause and think about the danger our primary residence faces because of wildfire.

This much greater risk is making me rethink my homeowner’s insurance policies too. Have you?

  • What are our deductibles?
  • Do we have enough coverage to rebuild?
  • What is replacement cost insurance? Is our limit on this high enough?
  • Do we have enough home rental coverage for our temporary home if our home burns down?
  • Will the insurance company help protect our homes in case of a wildfire?
  • What about Actual Cash Value policies?

You'll learn why we have a probate process, the steps to a typical informal probate in Colorado, and at what point in the process a property can be sold.

  • When is it necessary to probate, and when is it not?
    • Not all properties must go through the probate process. You'll learn the implications and requirements of beneficiary deeds, deeds held in trust, joint tenancy, and tenants in common.
  • Personal Representative and Contract Authority:
    • Does your seller have the official authority to act on behalf of the estate? We'll cover the process of personal representative appointment and what needs to take place BEFORE signing contracts.
  • What special closing requirements are involved?
    • Whether the property was held as joint tenancy, tenants in common, or with a beneficiary deed, we'll cover the requirements necessary to properly transfer title for each scenario.

Knowing ​the ​questions ​to ​ask ​the ​tax ​professionals ​can ​make ​a ​huge ​difference ​in ​the ​tax ​dollars ​paid ​versus ​tax ​dollars ​saved. Most ​real ​estate ​licensees ​are ​independent ​contractors, ​a ​status ​that ​is ​ultimately ​determined by ​the ​IRS. ​Licensees ​need ​to ​be ​aware ​of ​the ​benefits ​and ​pitfalls ​of ​independent ​contractor ​status- ​especially ​as ​they ​apply ​to ​taxation. ​Client's ​need ​to ​be ​made ​aware ​of ​the ​tax ​implications ​as ​they ​relate ​to ​a ​transaction. 

This ​course ​discusses ​taxes ​related ​to ​a ​real ​estate ​licensee's ​business ​and ​how ​this ​interacts ​with ​the ​clients ​transaction. ​The ​purpose ​of ​this ​course ​is ​to ​make ​licensees ​aware ​of ​the ​parts ​of ​the ​tax ​code ​that ​affect ​the ​licensee's ​business ​and ​the ​interaction ​with ​client ​and ​customer ​relations. 

GRI ​REQUIREMENTS: 

  • Be ​a ​Colorado ​Realtor® ​in ​good ​standing.
  • Complete ​coursework. The ​GRI ​program ​consists ​of ​15 ​courses, ​most providing four (4) ​hours ​of ​credit, ​for ​a ​total ​of ​56 CE ​hours ​of ​education. Courses ​may ​be ​taken ​online, ​in ​the ​classroom ​from ​a ​sponsoring ​REALTOR ​association, ​or ​a ​combination ​of ​online ​and ​classroom. ​
  • All ​60 ​hours ​of ​education ​toward ​the ​GRI ​designation ​must ​be ​completed ​within ​three (3) ​years.
