A magnificent 14,636-square-foot lakefront retreat in Petoskey, MI, has cannonballed onto the market for $18 million, making it the state’s most expensive listing.
The sellers, who built the home on the banks of Walloon Lake in 2018, used the place as their primary residence.
“They didn’t build the house thinking they were going to ever sell it,” explains listing agent Brad Rellinger, with Harbor Sotheby’s International Realty. “They put a lot of extra care into the house.”

Post-and-beam build
Reclaimed Douglas fir beams were used to construct the soaring 30-foot ceiling in the great room. Other walls were built with maple or shiplap.
“It’s one of the few real post-and-beam homes that were built in the area,” Rellinger says. “Not everybody takes the extra time and expense to create something like this.”
There are six full bathrooms and four bedrooms, including a guest suite with a full kitchen and separate access.

“It’s one of the original cottages on Walloon [Lake], so they just kept it,” Rellinger says. “There’s a fireplace in there. It’s got some character.”

“There are probably just a handful of those on the lake, because they don’t let you build them over the water anymore—and haven’t for quite some time,” Rellinger says of the boathouse. The gazebo is also grandfathered in.

“It’s pretty awesome and overlooks the water,” Rellinger says. “You can open up the area and have the breeze come off the lake.”

While winters can be frigid in Northern Michigan, this home has an efficient geothermal HVAC system with in-floor heat and a whole-house generator.
Rellinger says even though this listing is Michigan’s priciest, it’s worth it.
“The detail, even on the roof system, is just over the top,” he raves. “This is more of a hand-built house. When you walk through the door, you just kind of feel like you’ve entered into something kind of special that few people have ever been inside.”

Rellinger thinks the buyer will probably use the place as a second home and will be able to enjoy it right away.
It could be “someone who doesn’t want to go through a three-year build process and wants a home that is really well thought-out,” he says.
