An oceanfront estate with an architectural pedigree has splashed onto the market in Koloa, HI.
Listed for $30 million, the property clocks in as Kauai’s priciest listing.
It’s located on the island’s South Shore, bordered by the Allerton National Tropical Botanical Garden, and just east of Lawai Bay and Ka Lae O Kaiwa beach.
While the North Shore is an area popular with tourists and public figures alike, including Carlos Santana and Sylvester Stallone, who have owned beach homes there, the South Shore is more low-key and considered “the sunny side.”
Kauai’s only commercial airport, in Lihue, is 20 minutes away.
Attractive architecture
Designed by architect Paul Wuesthoff in the late 1990s, the home showcases sweeping ocean and sunset views. Wuesthoff also designed movie theaters and modernist homes in California, Hawaii, and the Southwest.
Primo property
Around 40 years ago, the homeowners snapped up the two pretty parcels, measuring three-quarters of an acre. In 1997, they tore down a cottage to custom-build this three-bedroom, 3.5-bath home. It features a chef’s kitchen and a spacious lanai. Two of the bedrooms are en suite, perfect for hosting guests.
The property, which features multiple pavilions, is a rare licensed vacation rental.
“They’re pretty hard to come by now,” says listing agent John C. Ferry, with Bali Hai Realty. “This property is grandfathered in. Otherwise, you’d have to be in a resort area, like Princeville.”
It’s also a legacy property, as it has stayed with families for generations. There have been only four owners within the past 150 years.
The main selling point has to be the astonishing amount of ocean frontage with a private beach and tide pools.
“It’s amazing to have 350 feet of oceanfront on Kauai, or anywhere else in the world,” Ferry says.

The home is due for some upgrades.
“It really needs to be updated,” Ferry says. “But it’s still a Kauai beach house. The buyer will want to make their own changes.”
