Las Vegas is no stranger to lavish homes.

In the past year, casino mogul Steve Wynn unloaded a $17.5 million golf estate and ex-Las Vegas Raiders coach Jon Gruden sold his custom pad for $7 million.

A new listing for a 21,835-square-foot mansion, built in 1998, is finely tailored to the Vegas lifestyle. It boasts such extravagant novelties as a casino-game room and an indoor shooting range.

With 11 en suite bedrooms and 16 baths, the estate is listed for $7,900,000 with Don Kuhl of Douglas Elliman of Nevada.

The property was first listed in 2020 for $11,375,000. It has since gone through a series of price cuts, falling to $8,975,000 in October 2022, then settling at its current ask.

The seller snapped up the 1-acre property for $4,880,000 in 2011—and then invested $3 million in upgrades.

A shooting range and gym were added, an interior designer was hired, and a Savant home-automation system was installed.

Despite all that, Kuhl claims the home “is very unassuming from the outside.”

Just past the ivy-draped entrance is a large living room, flanked by pillars and featuring a mezzanine. The space is ideal for entertaining large groups, and the kitchen near the back of the house could easily accommodate a caterer for parties.

Other high-flying features include an elevator, grotto-style pool and spa with a waterfall, outdoor kitchen, 15-seat home theater, sauna, hair salon, massage room, gym, and European-style courtyards.

There’s also an air of intrigue.

“You’ve got hidden rooms and secret doors [throughout],” Kohl says, alluding to the shooting range, which is tucked behind a bookcase.

If the home’s luxe amenities aren’t enough of a draw, golf enthusiasts might be sold by the property’s location—it backs up to the fourth fairway at the TPC Summerlin golf course.

Another perk for buyers is the master-planned Summerlin community.

The area offers parks, trails, and a downtown corridor with shopping and dining.

So, who is the likeliest buyer for this glamorous home?

It could be a Vegas entertainer, celebrity, or even a lower-profile buyer “who would like to have this as a second home and have guests,” Kuhl says.
