“The listing is the theater,” says listing agent Jenna Vikse, of Jane Vikse Real Estate, when asked what’s included with the sale of a 12,454-square-foot building dating to 1937.
While the theater takes top billing, the structure also includes four apartments and two retail spaces. In late September, the property was listed for $1 million.
“A couple bought it a few years ago when it was in really bad shape and restored it,” says Vikse about the building. Among the updates is the welcome addition of in-floor heating.
The property is located in downtown Hutchinson, MN, about 60 miles west of downtown Minneapolis.

The spread is a movie lover’s dream.
The buyer could live in one apartment and rent out the other three, making this a commercial venture. Each one-bedroom, one-bath apartment comes with an in-unit laundry.

A hair salon currently rents a retail space in the building. An additional, 1,600-square-foot storefront is currently used for storage, but it could be converted to a brewery, pottery studio, or a fourth movie screen, Vikse notes.
There’s an elevator, three garages, and a rooftop deck. This building sits on a 3-acre lot.
Hutchinson is “close enough to get to the city but far enough out,” Vikse says. The area also boasts parks and lakes.
And here’s a coming attraction: Hutchinson is growing as people relocate from other areas, drawn to its small-town charm and easy access to the big city.
“The housing market has been really good,” Vikse says.
