Affordable housing, or lack thereof, has been a discussion topic in the media, advocacy groups, and the political arena for years, and lately the chatter has become louder and more urgent. How bad is it? According to the leader of one housing coalition, “It’s not a housing crisis. It’s a housing catastrophe.” In this course, we’ll explore the impact that a lack of affordable housing has on individuals, families, and the real estate industry.
If it’s true that inside of every problem lies an opportunity, the opportunity here is huge. In a short sale transaction, the motivation for each party is different than the standard transaction, and as the professional in the scene, you need to adjust accordingly. This course speaks to your interaction with short sale sellers, and how you can help them through a tough process while diligently advocating on their behalf. We cover how to figure out an appropriate listing price, negotiate with the lender's representative, sort through debt settlement terminology, and carry the deal through to closing. We also look at the process from a buyer's agent perspective. Additional cautions, considerations, and fraud prevention tactics are required when advocating on behalf of these deal-seeking buyers.

This four-hour course meets the regulatory requirements for CO broker continuing education. It highlights compliance issues, reviews general practice knowledge, and summarizes recent regulatory and Commission changes that affect the real estate industry. In addition, it increases licensee competency so that brokers may better serve consumers.
Caveat: To ensure you're in compliance with updated rules and regulations, this course is best taken at the beginning to middle of the year! Also, the Commission would like to remind licensees that the ACU is not a contracts course. You'll want to ensure you take steps required so that you understand current contracts on a deeper level.

Ideally, you would have been to the basic rental economics class once or twice and have used the spreadsheet BEFORE you come to this class. I’ll assume everyone in the groups has the basics down. We’re going to focus on four things:
1. How to model how a strategic refinance impact boosts your ROI, and how you can easily model this in the rental econ spreadsheet. We’ll also discuss how to explain it to your client.
2. How to model “equity capture” and how it drives ROI. This is an unusually powerful way to drive wealth building and seems to be poorly understood in the investor community. If the group has interest we can review how to discuss/explain to clients.
